Villa Terra Grande is sixteen miles north of Grosseto and a twenty-five minute drive from the beach. The loveliness of the surrounding Tuscan landscapes is reflected in Villa Terra Grande's interior design--a perfect integration of colour, light and sublime beauty.

GROUND FLOOR

French windows from the front garden open onto a spacious living room with fireplace. To the right the TV room has a home theatre system, a handy service bathroom, lobby and stairs to the upper floor. To the left a study is followed by the dining room, this also features a fireplace. The large, fully equipped kitchen is adjacent with larder, laundry room and bathroom with shower, not to mention the maid's quarters. All rooms at the front and sides of the house have French windows for easy access to the gardens.

FIRST FLOOR

Stairs from the ground floor take you up to the billiard room and loggia which overlooks the pool and commands fabulous views of the surrounding fields and countryside. There are two double bedrooms on the left, both with en-suite bathroom with shower, tub and double basin. To the right of the billiard room, a corridor leads to the other bedrooms. On the left, two twin bedrooms have en-suite bathrooms, one with tub and shower and the other with shower while an additional double bedroom and a twin bedroom on the right share a bathroom with tub and shower.

OUTDOORS

The Pool House has a cozy sheltered area with sofas, chairs and table, a few metres from the pool. On the left there is a small kitchen for preparing drinks and snacks; the Hamm-am and cooling bath are on the right.Beginning May 2009 a new annex can sleep a further two persons.

Included in the price

• Bed linen and towels (including swimming pool towels) are changed weekly.
• The cleaning service is carried out by the house personnel six times a week in the morning between 8:30 a.m. and 12:30 a.m. Upon request different times can be arranged
• Breakfast preparation in the morning
• The house rental fee includes 400 kw of electrical consumptions per week. Electrical consumption will be measured according to the readings of the counter.

Additional costs to be paid on the premises:

• Telephone: there is a normal telephone at the property charged according to the reading provided by 4717 Telecom Italia number. This includes narrowband internet access.
• Electricity consumption in excess of 400 kw charged at 0.42 Euro per kwh.
• Air conditioning: included in charge for electricity.
• Heating costs are extra, and will be charged at 400 Euro per week.
• Additional changes for linen can be arranged and the cost will be 20 Euro per bedroom for linen and 15 Euro per bathroom for towels.
• Extra maid service hours will be billed at 12 Euro per hour.
• Preparation of meals: 80 Euro for lunches and 120 Euro for dinners. The grocery purchase costs is payable upon presentation of shopping receipts and will have an additional 30 Euro fee. You may be asked for a float depending on the level of expenses incurred. Meals must be ordered at least 24 hours in advance. Lunches will be served between 12:00 a.m. and 2:00 p.m. and dinners between 7:00 p.m. and 9:00 p.m.
• Baby sitting (dependent on availability) will be charged at 15 Euro per hour.
• The house is equipped with both cots and high chairs. The use of such items must be communicated in advance and will be charged at 20 Euro per unit.
• Refundable Security Deposit of 3000 Euro (in cash or cheque) will be collected by the owner or his delegate at the time of check-in. This deposit will be returned at checkout time, after the joint inspection of the property by the owner and the guests.
• All extra costs related to extra service, telephone consumption, heating, electrical consumptions, etc. must be paid in cash at the end of each seven day period.
