| “Podere I Troscioni” is situated off the main road from Sarteano to Radicofani. It’s about 5 minutes drive from Sarteano and a further ten minutes to the Chiusi/Chianciano exit of the motorway and shopping center and only another five minutes the city of Chiusi with its train station but, most importantly, numerous country roads which will take you to the delights of the area. The property lies at a height of 700 meters above sea level. The house and tower date back to the 15th century and has been lovingly restored by it's owners using, where possible, original materials in order to retain the original atmosphere of the old house. The use of Indian sarees as curtains, for example, give the house an exotic but relaxing feel.
The name I Troscioni literally means “the ponds” referring to the ponds that were left behind after the glacial retreat which created the Apennines Mountains. The swimming pool is set to the left of the house on a rise before the woods beyond the main vegetable garden. Behind the house are dry stone terraces which lead down to the football pitch. To the right of the house are open fields with a panoramic view of Radicofani and the second vegetable garden. There are numerous signposted paths for long walks in the vicinity of the house.
Distances: Sarteano (restaurants shops, ): 5 mins.
Chiusi/Chianciano (train, autostrada, supermarket, ): 15 - 20 mins. Pienza Montepulciano, : 30 mins. Rome Airport: 2.5 hrs.
Siena: 45 min - 1 hr. Florence, Rome: 1 hr. by train
Accomodations
GROUND FLOOR: Main entrance through an 18th century door.
The entrance hall leads to a central hall with doors leading in several directions and stairs to the first floor. Widely stocked bookshelves and CD player. The washing machine is situated under the stairs. Long and well-equipped kitchen (6-burner gas stove, oven, fridge/freezer, two separate sinks, dishwasher and marble counters) with a large working hearth. Doors lead to the garden, central hall and a bedroom wing. There are two large tables for preparation and seating. Simply furnished dining room with table for twelve and cupboards containing hand-made dishware and serving pieces. The antique majolica stove, in emerald green ceramic, dominates one corner.
Double doors lead out to the garden and dining pergola. Open conservatory with wide arched glass doors looking towards Radicofani. An antique carpenter’s table occupies one wall on which is situated a fax/telephone and stationary. A marble sink unit is set into the corner of the room and a there is round wooden table with armchair and couch.
The main living room is divided from the central hall by wide arched glass doors. Ample seating is found here with two sofas, two armchairs, two sisal ‘poufs’ from Tunisia and a desk by the window but the main feature of this room is the open hearth. TV with satellite.
A double bedroom (king size) is found directly off the main living room. The window gazes towards Radicofani and two short doors open directly to the outside. An ensuite bathroom with shower is tucked into the corner of the original tower structure. From the kitchen is a bedroom wing reached by passing through a simple room with a small hearth, serving as a storage and ironing area. Owners storage room. Bathroom (tub with shower) Delightful pink double bedroom (king size) with wardrobe and small table. A second door leads back to the entrance hall.
FIRST FLOOR: Staircase from the ground floor leads from the central hall to the upper hallway, which is dominated by an enormous antique wardrobe from the Alto Adige region of Northern Italy. Large double bedroom (king size) with modern four-poster bed, small wardrobe, desk and painted dresser with ensuite bathroom (tub with shower). Spacious twin bedroom has two antique French beds (cannot combine), wardrobe and desk. Bathroom (tub with shower) with double marble sinks.
Upstairs lounge with a corner kitchen. There is ample seating and a small table for games. A corner kitchen (3-burner gas stove, small fridge and double sink) is available for preparation. TV with CNN and VCR (European standard). Small single bedroom with table and bookshelf. The master bedroom (king size) has two dressers plus a table and side chairs. There is a small dressing room adjacent with wardrobe and an large ensuite bathroom (tub with shower). (This bathroom has a second door which opens to the exterior entrance, adjacent to the sitting room and can be shared with neighbouring single) Exterior entrance with stairs that lead down to the lawn.
TOWER, SECOND FLOOR: Stairs from the exterior entrance arrive at a simple single bedroom with built-in wardrobe, clothes rack and table. This room has a breathtaking view of Radicofani.
